What Actually Happens During a Commercial Building Wash
Most bids tell you the result. This is the work itself — the equipment, the chemistry, and the order it happens in. Ask anyone else bidding your Kansas City property the same six questions and see how the answers compare.
We read the building before we price it
Materials first — brick, stone, stucco, EIFS and dryvit, metal panel, glass — then height, access, landscaping and tenant traffic. Buildings up to five stories we clean entirely from the ground. Six stories and taller get a walkthrough before any number goes out, and above five we bring in our partner Heart of America, a Kansas City company insured for work above three stories, which takes our reach to 35 stories.
The chemical does the work, not the pressure
Soft washing means the solution goes on first and kills the algae, mold and mildew at the root instead of blasting the growth off the surface and leaving what feeds it behind. Our detergents come straight from the manufacturer — Eaton Chemical for general exterior work, EaCo Chem for masonry, efflorescence and restoration.
The mix is metered to each surface, and changes as we go up
Our MoFlo system is fully metered at 15 gallons per minute. Strength runs about 3–4% on stone, brick and stucco and up to 6–7% where soil is heavy, and the crew dials it up and down as they move across an elevation. One mix sprayed at a whole building is exactly how facades end up streaked and blotchy. This is the single biggest difference between us and a contractor with a pump and a hose.
Reach comes from the ground, not from a ladder
The MoFlo throws 50 to 70 feet — a third story from where the operator is standing — at roughly 700 PSI and about 15 gallons a minute of rinse. That means no ladders leaned against your building, no lift staged in your lot, and no crew working over an entrance while your tenants use it.
The rinse is the most important step
The rinse finishes the clean and flushes every trace of chemical off the surface. Stucco and dryvit get the most rinse time we give anything — their pores hold soap, and soap left behind pulls dirt straight back to the wall. Hard surfaces around the building — entry concrete, sidewalks, curb lines — get chemical first and then about 2,400 PSI behind a surface cleaner. High pressure never touches the facade itself.
We walk it with you before we invoice it
Landscaping is soaked before, during and after, with neutralizers on the delicate plants. When the crew is done we walk the finished building with you. Every commercial building wash carries a two-year written guarantee against algae returning — if growth comes back inside two years we re-clean it free — and commercial jobs also carry our on-time promise: we finish by the deadline we agree on, or you take 10% off.
What we will tell you that a bid sheet will not
- Six stories and above does not get an instant online bid. We walk the property first, because access and staging change the number more than square footage does.
- Detailed spot-free glass is an add-on to the wash, not a service we sell on its own. Your windows get cleaned as part of the building envelope; hand-detailed deionized-water window cleaning is a separate line item.
- If a building looked clean after its last wash and went dingy again within a few months, it was almost certainly under-rinsed rather than under-cleaned. That is the failure we see most often on stucco and dryvit, and it is why our rinse takes longer than the wash.
