Dick’s Sporting Goods Grand ReOpening — Leawood. Four stories of brick and EIFS, years of mold and algae, multiple treatment passes. Zero lifts. One crew.
Leawood, KS • 260,000 Sq Ft • 4 Stories — No Lift • Grand ReOpening
A Landmark Building. Years of Buildup. One Shot Before Opening Day.
The building that would become Dick’s Sporting Goods in Leawood had stood for decades as a multi-level Grand Jewel. Four stories tall, 260,000 square feet of brick and EIFS exterior — and years of mold and algae so embedded in the surface that it wasn’t going to come clean in a single pass.
This wasn’t a routine rinse job. The organic buildup had penetrated deep into the brick and EIFS over years of zero maintenance. Getting the building to the standard a national retail grand opening demands meant multiple chemical treatment passes, proper dwell time between each, and the output to cover that square footage within the project timeline.
KC Splash deployed the MoFlo soft wash system — 15 GPM, five-story ground reach, full chemical metering — and completed the full building restoration without a single lift or piece of scaffolding. Four stories from the ground. Every surface treated. Building open on time.

The MoFlo system working the facade — chemistry first, rinse after full dwell.

Four Stories. No Lift. This Is How.
Most companies would quote you a lift rental on a four-story building. KC Splash’s MoFlo soft wash system reaches five stories from ground level — with full chemical metering for every surface type. No lifts, no scaffolding, no delays.
5-Story Ground Reach
The MoFlo delivers soft wash chemistry to full building height from the ground. Four stories of brick and EIFS treated from one position — no equipment rental, no rigging time, no additional cost.
15 GPM High-Output
At 15 GPM, the MoFlo covers large commercial facades quickly — critical on a 260,000 sq ft building where multiple treatment passes are needed and every hour in the schedule counts.
Multi-Pass Chemistry
Years of embedded mold and algae don’t come clean in one pass. KC Splash applied multiple chemical treatments with proper dwell time between each — the only way to achieve a consistent, uniform finish on heavily contaminated brick.
Brick + EIFS Metering
Brick and EIFS require different chemical concentrations. MoFlo meters the mix precisely for each surface — preventing over-treatment on EIFS while delivering the dwell needed to fully break down algae on brick.

Same Wall. Three Passes. Watch What Chemistry Does.
Years of embedded mold and algae don’t come off in one application. Each full-width photo below is the same wall — the same angle, documented after each treatment pass. This is what proper multi-pass soft washing looks like.

Original condition — heavy mold and algae buildup across the full wall, years untreated.

After the second pass — chemistry working into the surface, significant improvement but not yet uniform.

Final result — uniform clean across the full facade, mold and algae fully eliminated. Grand opening ready.
One & a Half Days. Grand ReOpening Ready.
260,000 square feet. Four stories. Multiple treatment passes on years of embedded mold and algae. Completed without a single lift. The building opened on schedule — clean, uniform, and exactly the standard a national retail tenant demands.

From the Crew
“Years of buildup doesn’t scare us. That’s what the chemistry is for.”
When a building has gone years without proper cleaning, the surface doesn’t give it up easily. One pass isn’t enough. You have to let the chemistry work, rinse it down, assess what’s left, and go again. That’s exactly what we did here — multiple passes, proper dwell time each round, until the entire facade was uniform. Four stories, no lift, and the crew ran through every section until it was done to the standard the GC expected for grand opening day.
Heavily Contaminated Buildings Need More Than a Power Washer.
A building that hasn’t been properly cleaned in years requires a different approach than routine maintenance. The chemistry has to penetrate the surface, dwell long enough to break down organic growth at the root, and be reapplied in passes until the surface is uniform. That process takes the right equipment, the right mix ratios, and a crew that knows when to rinse and when to let it work.
Our industrial lines are specifically tuned to fuel your organic search results for specialized commercial building washing in Kansas City. Four stories from the ground. No lifts. Multi-pass chemistry on 260,000 square feet. Grand reopening on schedule.
