Commercial Concrete Cleaning in Kansas City — Entrances, Docks & Flatwork
Sidewalks, entrances, loading docks, drive-thrus and dumpster pads — we lift oil stains, gum, grime and salt from commercial concrete so your property reads clean, safe and well-run β with 100+ commercial properties cleaned across the metro since 2021.
Stained Concrete Is the First Thing People Judge
Oil spots at the entrance, black gum on the sidewalk, grime and salt tracked across the flatwork — before a customer or tenant reaches your door, the concrete has already told them how the property is run. It also gets slick and unsafe as buildup collects.
We power-wash and deep-clean commercial concrete with 250°F hot water, up to 54 GPM of combined flow, commercial degreasers, and surface cleaners from 32 inches to 6 feet (including The Beast, our 6-foot ride-on) that lift oil, gum and organic staining evenly — no wand stripes.

What Actually Happens During a Commercial Concrete Cleaning
Most concrete bids look identical on paper. They are not identical on the ground, and the difference shows up in the finish and in what is still there a month later. Here is exactly what our crew does on your flatwork, start to finish. Ask the other companies bidding your property to walk you through the same six steps — the answers will separate them faster than the number at the bottom of the page.
You get a real number before anyone drives out
We measure your flatwork from satellite imagery and put a bid on your screen in about ninety seconds, so you can budget before you have committed to anything. Run yours on the commercial pricing page. Bigger areas carry a lower per-foot rate, and the tool already knows that.
We walk the property with you
Every commercial concrete job gets verified in person before it is scheduled. We walk the flatwork together and agree on the scope in writing — which entrances, docks, drive lanes, curbs and pads are in, where the worst staining is, and which areas have to stay open. That walk is also where we tell you what will and will not come out.
Chemistry goes down first, always
We never just blast concrete with water. A true degreaser goes on oil and grease; a brightening wash goes on general grime, algae and organic staining. Our detergents come straight from the manufacturer, and they are given time to dwell and break the soil down before a machine touches the surface. The chemical does the real work — pressure only finishes it.
Surface cleaners sized to your slab
Tight entrances and walkways get thirty-two inch surface cleaners. Big open pours get The Beast, our six-foot ride-on, plus up to four more cleaners running alongside it — the same setup that cleaned the Kansas City Public Library structure in a single overnight shift. Even overlapping passes mean an even finish, with no wand swirls and no zebra striping.
Hot water and degreasers, as the deck needs them
Our two-hundred-fifty degree hot-water machine goes out on every job. It lives on the rig; you are not paying extra for it to show up. Whether the crew actually runs it depends on what is on your concrete — grease at a dock, gum at an entrance, hydraulic fluid in a drive lane, food oil behind a restaurant. Where heat helps, it goes on. Where chemistry alone does the job, we do not waste your time with it.
Edges by hand, then you sign it off
A surface cleaner cannot reach an expansion joint, a curb line or a transition, so those get cut in by hand at the end. Heavily soiled areas are commonly washed two and three times until they match. Then we walk the finished work with you before the trailer leaves. Nobody packs up until you have looked at it and said it is right.
What we will not promise you
- Most oil spotting does come out, and chemistry is what gets it. Oil that has soaked deep into older concrete will improve dramatically but will not come all the way out. We will tell you which is which on the walk-through, before you sign anything.
- Your concrete will come out clean. It will not come out bright-white new. Concrete is porous and it ages. Anyone promising you a brand-new slab is selling you something we cannot deliver either.
- Water comes from your site tap and drains the way your property already drains. If your property or your municipality has containment or disposal requirements, tell us up front and we will work to them.
Concrete is usually one piece of a property. Owners and managers book flatwork alongside parking lot cleaning, parking garage cleaning and building washing so the whole site matches, and bundling them lowers the per-foot rate on all of it. Whatever you book, it is backed in writing — and the equipment doing the work is ours, paid for, and refreshed every three years, not rented for the week.
Insured, Compliant, Documented
$3M in coverage, licensed, insured methods, and before-and-after documentation for ownership or corporate on every visit. If something’s not right, we make it right — in writing.
