Building, warehouse & roof washing

Commercial building washing is a soft wash — low pressure and the right cleaning mix, so we lift algae and grime without hurting the facade. It’s priced per square foot of the building, any material, up to five stories, and runs $0.06 to $0.09 a square foot — larger buildings sit at the low end of that range.

Warehouses and self-storage are simpler — big, open exterior walls with no cars or foot traffic in the way — so those run $0.06 a square foot. And we soft-wash flat and membrane commercial roofs at $0.20 a square foot.

Parking lots & garages

Parking is priced by the total square footage — for a garage, that’s every level added together, not per level — and the bigger the job, the lower the rate. Here’s the regular clean, a high-pressure rinse that leaves the whole surface looking fresh, a real step up from a sweeper service:

Total square footage Rate — high-pressure rinse
1,000,000+ — volume package $0.04 / sq ft
600,000 – 1,000,000 $0.05 / sq ft
300,000 – 600,000 $0.055 / sq ft
100,000 – 300,000 $0.06 / sq ft
Up to 100,000 sq ft $0.07 / sq ft

Need more than a rinse? Our deluxe clean adds chemical oil treatment and surface cleaners before the rinse, for +$0.05 a square foot — built for heavily soiled garages or Class-A properties like hospitals that have to look their best.

Volume package: commit to 1,000,000 square feet at the $0.04 rate (deluxe is a nickel more) and spread it across as many garages and lots as you like, mixing regular and deluxe, with up to a year to redeem. It’s how we reward managers running large parking portfolios.

Sidewalks, rooftop units & specialty work

Concrete sidewalks and flatwork are $0.20 a square foot, and rooftop HVAC units are $150 each. For awnings, graffiti removal, and post-construction cleanup, we quote after a quick walkthrough — every property is a little different, and we’d rather see it than guess. Anything large or multi-surface gets a free on-site walkthrough and a detailed written bid, and what we quote is what you pay.

What changes the price?

Mostly just one thing: square footage. The bigger the property, the more it costs to clean — but the rate per square foot drops as the job gets larger, because we’re working in volume. The one real exception is condition: a commercial building that’s long overdue, with heavy algae, needs a much stronger chemical mix to clean properly, so those jobs run about 25% more. Beyond that there are no surprises: we measure the property and quote it upfront, and what we quote is what you pay.
