Why We’re Different

The Equipment and Scale Most Local Companies Can’t Match

At the center of our commercial work is The Beast — a custom 6-foot ride-on surface cleaner and the first of its kind in Kansas City. It runs three machines at once, pushes up to 54 GPM at ~2,500 PSI — about 35 GPM to the surface cleaner, with the third machine running a second operator, and cleans large commercial concrete roughly three times faster than a standard setup.

That’s the equipment behind our record jobs — 350,000 sq ft at the KC Public Library in a single overnight session, and 600,000 sq ft at Crown Center in two days. KC Splash brought the first one to Kansas City. For buildings, our MoFlo soft-wash system reaches five stories from the ground, with rope-access partners covering the rest, top to bottom.

One vendor for the whole property. Garages, buildings, lots, graffiti and concrete — on a schedule, billed together, documented for ownership or corporate.

The Beast — first in Kansas City

Large-Scale & Industrial

Built for 90,000 to 600,000+ Square-Foot Jobs

Warehouses, distribution centers, manufacturing plants, multi-level garages and sprawling retail centers do not scare us off — they are exactly what our equipment is built for. When a job runs into the tens to hundreds of thousands of square feet, KC Splash brings hot water, the gear to capture and haul off the dirty wash water, and the fleet to knock it out fast without turning your property into a construction zone for a week.

Hot-Water Power

Truck-mounted hot-water systems and ride-on surface cleaners cut through industrial grime, oil, and exhaust film that cold water and store-bought machines just smear around.

Wash-Water Capture & Disposal

On jobs that require containment β€” like enclosed parking-garage floors β€” we vacuum up the dirty wash water off the ground and haul it off-site for proper disposal, so nothing runs to the storm drains. Wash-water containment is available on request — tell us what your property or municipality requires and we will work to it.

Fleet & After-Hours Crews

We put multiple rigs on-site and work nights and weekends, so even a job in the hundreds of thousands of square feet gets finished in a day or two — not a week of tying up your loading docks and parking.

Proven at 600,000 Sq Ft

We cleaned the 600,000-square-foot parking structure at Halls / Crown Center and have handled 100+ commercial properties since 2021. Jobs in the hundreds of thousands of square feet are routine — we’ve cleaned millions of square feet in all.

Warehouse and facility exteriors, loading docks and dock aprons, storefronts, parking structures, fleet washing — if it is large-scale and commercial, we will bid it.

The Method

What Actually Happens on a Commercial Property

Every bidder on your property will describe roughly the same six steps. Where they separate is what they will put in writing, and what they will admit they cannot do. Here is exactly how a commercial job runs at KC Splash, start to finish — and these are fair questions to put to everyone else bidding the work.

STEP 01

Measured off the satellite, before anyone drives out

We measure your property from satellite imagery and price it off measured square footage rather than a guess over the phone. Wall area is the building footprint times its effective stories; a lot or a garage is priced off its own measured area, every level counted. Buildings of six stories and up skip the instant number and go straight to a walkthrough.

STEP 02

A person walks the property

Every commercial job is verified in person before a crew is scheduled. Satellite imagery will not show you failing sealant, expansion joints, dock traffic, standing oil, or the corners that are going to need a second pass. The bid you sign reflects what we saw standing on the slab.

STEP 03

Scheduled around your operations, not ours

Overnight, early morning, or staged section by section with lanes kept open. Active properties do not get shut down. We put multiple rigs on site and work nights and weekends so a large job finishes in a day or two instead of tying up your docks and parking for a week.

STEP 04

Chemistry first, always

We never simply blast a surface with water. The right solution goes down first and does the real work, and our metered system dials the exact strength for each surface and adjusts it on the fly. The hot-water machine rides out on every job; whether it gets used depends on what is actually on the ground — oil, grease, hydraulic fluid, food oils.

STEP 05

The right machine for the surface

Flatwork gets surface cleaners scaled to the job, up to the Beast, our six-foot ride-on. Walls get the metered MoFlo soft-wash system, which reaches five stories from the ground with no lift and no ladder. Edges are cut in by hand — expansion joints, curb lines, transitions — because a surface cleaner cannot reach them.

STEP 06

You walk it with us before we leave

A final walk-through with you, and sign-off before the crew pulls off site. Anything that is not right gets washed again — two or three passes on a stubborn area is routine here, not an argument. Before-and-after documentation goes to you for ownership or corporate.

What we will not promise you

  • Bright-white-new concrete. Chemistry lifts most oil spotting and the improvement is usually dramatic, but oil that has soaked deep into old concrete will not come all the way out. Your slab comes back clean, not new. Anyone promising you new has not looked at it.
  • Blanket wastewater compliance on every property. On containment jobs — enclosed garage floors especially — we vacuum the dirty wash water off the ground and haul it off-site for proper disposal. On open lots and site concrete, water comes from your site tap and drains the way it normally does. Tell us up front what your property or your municipality requires and we will work to it.
  • Unlimited height. We clean to five stories from the ground. Above that we bring in Heart of America, a window-cleaning partner carrying the high-access insurance most pressure washers do not, rather than stretch our reach on paper.

The same method runs across the portfolio, and each surface has its own page with the detail: commercial building washing, parking garage cleaning, parking lot cleaning and commercial concrete. What backs all of it is written into our guarantees — two years against algae returning on a building wash, a year on a parking garage, and on-time or ten percent off the commercial invoice. Ask the other bidders whether they will sign the same terms. When you are ready, look at the commercial case studies to see the scale we work at, then put your property through the commercial bid tool and we will come back with a clear number.

Straight Answers

What Property Managers Ask Us First

The questions that come up on almost every commercial walkthrough, answered the way we would answer them standing on your property. Worth asking the same ones of everyone else bidding the work.

Can you work overnight or around our tenants?

Yes, and on most commercial properties that is how it runs — overnight, early morning, or staged section by section with lanes kept open. Active properties do not get shut down. We put multiple rigs on site and work nights and weekends so a large job finishes in a day or two instead of tying up your docks and parking for a week.

How large a property can you actually handle?

We are built for 90,000 to 600,000+ square-foot jobs. The garage at Halls at Crown Center — 600,000 square feet — was done in about two days. The Kansas City Public Library garage, 350,000 square feet, was finished in a single overnight shift of roughly six and a half hours. See the commercial case studies for the full record.

Are you insured, and can we be named additional insured?

Yes. $3M Insured — general liability plus umbrella — along with workers’ compensation and commercial auto. Certificates of insurance, W-9, safety plans and prevailing-wage documentation are available on request, and your entity can be named as additional insured. We are background-checked and have been trusted by the U.S. Army at Fort Leavenworth.

Will you get the oil out of our concrete?

Mostly, yes — chemistry is what lifts oil, not water pressure, and most oil spotting does come out. What will not come all the way out is oil that has soaked deep into old concrete. We will tell you which one you have before we quote it. Concrete comes back clean; it does not come back looking brand new, and anyone promising that is overselling you. More on commercial concrete cleaning.

What happens to the wash water?

On containment jobs — enclosed parking garage floors especially — we vacuum the dirty wash water off the ground and haul it off-site for proper disposal. On open lots and exterior concrete, water comes from your site tap and drains normally. If your property or municipality has containment or disposal requirements, tell us up front and we will work to them.

How high can you reach without a lift?

Up to five stories from the ground, using a fully metered MoFlo soft-wash system with 50 to 70 feet of reach. Six stories and up we walk the property rather than quote it blind. For work above that we partner with Heart of America, who carry the insurance for high-rise access — together that covers buildings up to 35 stories. See commercial building washing.

Do you bring hot water?

The hot-water machine goes out on every job — 10 GPM at 250 degrees. Whether it gets used depends on what is actually on the ground: grease, gum, hydraulic fluid, food oils. It is not an add-on and you are not paying extra for it to show up.

Do you guarantee commercial work?

In writing. A building wash carries a two-year no-algae guarantee — if algae returns inside two years we re-clean it free. Parking garages carry a one-year guarantee. And if we miss the deadline we agreed on, you take 10% off the invoice. The full terms are on our guarantees page.

How do we get a price?

Trace your lot, garage or sidewalks on the map with the instant online calculator and the number is on your screen in about a minute. Every commercial job is then verified in person before a crew is scheduled — satellite imagery will not show you failing sealant, dock traffic or standing oil. Buildings of six stories and up skip the instant number and go straight to a walkthrough.

Anything not answered here is worth a five-minute phone call rather than a guess. We would rather walk your property and tell you what it actually needs than win the bid and surprise you later.
