The challenge

Getting on Base Is Half the Job. The Other Half Is 122 Homes in 4 Days.

Fort Leavenworth isn’t like any other job site. Before KC Splash could put a single crew member on base, every person had to pass a rigorous background check and drug check, every vehicle had to pass detailed inspection, and a full safety plan, Workers’ Comp documentation, and prevailing wage compliance had to be in place. The military HOA managing the base housing doesn’t cut corners — and neither does KC Splash.

The first contract covered 58 homes — houses, duplexes, and a full scope of house washing, gutter cleaning, and window cleaning. Four crew members, two days, every residence completed to standard. The job went well enough that when the next contract came around, KC Splash was brought back for 64 duplexes and quadplexes. Same crew size, same two-day window, more buildings.

122 military residences across two contracts. Every one cleaned, guttered, and windowed. Every compliance box checked. The U.S. Army doesn’t call back a vendor that didn’t deliver.

The approach

Full-Service Residential Cleaning at Scale — On a Military Timeline

122 homes across two contracts, each with a 2-day window. That pace requires a crew that moves efficiently through a residential sequence — soft wash the exterior, clean the gutters, wash the windows — and does it right on every building without slowing down.

House Washing — Soft Wash

Vinyl siding on military housing picks up algae and mold from ground moisture and tree coverage. KC Splash applied soft wash chemistry to every building — killing the organic growth at the root for a result that stays clean longer than pressure washing alone.

Gutter Cleaning

Every gutter on every unit cleaned and flushed. Military housing management expects a full-scope result — not just the siding. Gutters were cleared of debris and flow-tested as part of the standard scope on both contracts.

Window Cleaning

Interior and exterior window cleaning included as part of the full residential package. On-base housing has high standards for appearance — windows were cleaned to the same standard as the rest of the exterior.

Government Compliance Package

Background checks and drug tests for every crew member. Vehicle inspection on entry. Safety plan submitted and approved. Workers’ Comp and prevailing wage documentation provided. COI and W-9 on file. KC Splash handles the full compliance package for government and institutional work.

The transformation

Same Building. Before and After. No Pressure Washer.

This is what soft washing does to military housing siding — the algae and mold come off completely, the vinyl returns to its original color, and the result lasts. Both photos are the same duplex.

The result

Two Contracts. They Called Back.

58 homes cleaned on the first contract. 64 duplexes and quadplexes on the second. Every residence washed, guttered, and windowed. Every compliance requirement met. The U.S. Army’s housing management doesn’t call a vendor back if the first job wasn’t done right.

From the Owner

“If you want to work on a military base, you’d better have your paperwork right.”

Fort Leavenworth isn’t a job you show up to and figure it out. Before we ever touched a building, every crew member went through background checks and drug checks, every vehicle was inspected at the gate, and we had a submitted safety plan, Workers’ Comp, and prevailing wage compliance on file. The military HOA runs a tight operation and they expect their vendors to do the same. We came prepared, we worked clean, and when they needed it done again — they called us back.

What this tells HOAs & property managers

If We Can Work on a U.S. Army Base, We Can Work on Your Property.

Most property managers deal with vendors who can’t produce a COI on the spot, don’t have Workers’ Comp documentation ready, and have never submitted a safety plan in their lives. KC Splash keeps the full compliance package current — COI, Workers’ Comp, W-9, safety plans, and prevailing wage documentation available on request. If your property has specific vendor onboarding requirements, we’ve seen harder.

For HOAs managing large residential portfolios — whether it’s military housing complexes, apartment communities, or scattered single-family HOA neighborhoods — KC Splash has the crew size, the equipment, and the process to work through high volumes efficiently. 122 homes in four days across two separate contracts. That’s the pace a large HOA needs from an exterior cleaning vendor.

Our industrial systems are fully primed to deliver specialized commercial building washing in Kansas City and regional zones. Track our scaling field methods to see how we protect high-acreage structural materials across the market.
