Step 2: Choose Your Service Level
Every estimate includes High-Pressure Wash. Upgrade to Full Restoration for chemical pre-treatment, surface cleaning pass, and final rinse — three steps for a deeper reset.
What Surfaces Does This Pricing Cover?
This calculator is built specifically for large commercial flatwork — surfaces where KC Splash runs purpose-built high-output equipment. If you are unsure whether your property qualifies, request a walkthrough and we will confirm.
Multi-level structured parking — drive lanes, ramps, traction zones, and bays. All levels included in the square footage total.
Large open commercial lots — drive lanes, curb lines, entrances, and high-traffic asphalt and concrete surfaces.
Wide loading docks, large plazas, service areas, and commercial aprons where production-pace surface cleaning equipment can operate.
Not covered by this calculator: Sidewalks, building washing, window cleaning, awnings, or narrow areas where large surface cleaning equipment cannot operate. For those services, see our commercial services page or request a walkthrough for a custom quote.
How the Pricing Program Works
Think of this as locking in a square-footage supply at today’s commercial rate. Larger total volume creates better unit pricing because mobilization, setup, routing, crew planning, and equipment efficiency all improve at scale.
Choose total square footage
Purchase the total square footage you want available for the year, whether for one site or a group of properties.
Confirm the sites
We review water supply, drainage, access, operating hours, and site conditions before final approval.
Schedule work as needed
Use purchased square footage over time and across multiple garages, lots, or commercial properties.
Track usage clearly
Before and after each job, we map the square footage used and keep you updated on what remains available.
What you receive after work is completed
- A clear record of square footage used on that visit
- An updated remaining balance of purchased square footage
- Before-and-after photos and completion documentation
- Optional maintenance scheduling for repeat service cycles
Service levels can be mixed across your total square footage
Not every property needs the same treatment. Your purchased square footage can be split between maintenance cleaning and deeper restoration as each property requires.
High-Pressure Wash
EfficientBest for regular maintenance, general soil removal, and keeping commercial surfaces presentable at scale.
- Full 54 GPM high-pressure cleaning — not a rinse
- Great for recurring quarterly or annual service cycles
- Strong value for large square footage portfolios
- Keeps garages and lots cleaner, fresher, and better maintained
Mix & Match
FlexibleDivide purchased square footage between maintenance cleaning and restoration as different properties require.
- Allocate square footage between both service levels
- Adapt across multiple garages or properties
- Adjust usage as conditions change throughout the year
- Balance appearance goals with budget control
Full Restoration
PremiumBest for neglected properties, heavier buildup, or structures that need a visible reset before maintenance begins.
- Chemical pre-treatment, surface clean pass, final rinse
- Best for high-visibility and premium properties
- Removes heavier buildup and embedded staining
- Often paired with a follow-on maintenance program
Why bigger volume earns better pricing
Commercial cleaning becomes more efficient when we can plan larger total volume. Crew routing improves. Setup and mobilization costs spread across more square footage. Equipment productivity stays high. That efficiency drives the better rate.
The strongest pricing begins at 1,000,000+ square feet, especially for property groups, recurring maintenance programs, and multi-site commercial accounts.
Good fit for
- Parking garage portfolios
- Parking lot groups across multiple locations
- Facility managers coordinating annual cleaning budgets
- Property managers who want a clear usage-tracking system
- Owners who prefer to lock pricing before rates change

Frequently asked questions
Clear answers for property managers, facility teams, and commercial owners reviewing volume pricing.
Are these real prices, or just rough estimates?
These estimates are built from real KC Splash pricing we intend to honor. Final approval still requires a property review so we can confirm water availability, drainage, access, operating conditions, and any site-specific factors.
What surfaces does this calculator cover?
Parking garages, open parking lots, and large concrete flatwork where purpose-built production equipment can operate. This pricing does not apply to sidewalks, building washing, awnings, or narrow areas where large surface cleaning equipment cannot run.
Can we buy square footage now and use it across multiple properties later?
Yes. Total purchased square footage can be allocated across multiple properties within your portfolio. That flexibility is a major part of how this pricing model is designed to work.
Can different service levels be used within the same purchased total?
Yes. You can mix service levels across your total square footage. One property may only need routine cleaning while another needs a deeper restoration approach.
How long do we have to use the purchased square footage?
Purchased square footage is intended to be used within 12 months of purchase. That gives you time to schedule work throughout the year instead of forcing everything into one visit.
How do we track what has been used and what remains?
Before and after each job, we map the square footage used for that visit. Your invoice will reflect the amount applied and how much purchased square footage remains available.
What if we do not use all of the square footage we purchased?
Unused purchased square footage may be refundable based on the unused portion, subject to the final agreement. We want the program to stay fair and workable for both sides.
Why does pricing improve as square footage increases?
Larger total volume increases efficiency across routing, mobilization, setup time, crew planning, and equipment usage — which lets us offer stronger pricing at larger scale. Best pricing starts at 1,000,000+ square feet.
Do you offer maintenance packages after an initial cleanup?
Yes. Many clients use a stronger first pass to reset the property, then move into a recurring maintenance schedule. Programs are available and built around your site needs and traffic patterns.
