How Do You Wash a House Safely? A Step-by-Step Soft-Wash Guide
Most people search “house pressure washing” or “power washing near me,” but on siding what you actually want is a soft wash: the same spotless result, none of the risk. This is every step of a KC Splash house washing job, and what sets it apart.
1. The commercial-grade difference
We clean homes with the same commercial-grade soft-wash systems we use on commercial buildings — and that equipment is the biggest reason our results come out cleaner than the average house wash. Three things set it apart:
- Metering that adjusts on the fly. Our systems dial the chemical strength to your exact siding and how dirty it is — something most soft-wash setups simply can’t do.
- Fresher, hotter chemicals. Because we wash so many homes, our chemicals are always fresh and mixed hot, never sitting around losing strength — so they clean harder and work faster.
- A high-volume rinse. We push 15 gallons a minute, which carries far more dirt and dead growth off your walls than a typical system (more on that below).
On stubborn areas we’ll go over a spot two or three times until it’s actually clean, and every wash is backed by our 2-year guarantee — if you don’t love it, you don’t pay. Curious what really separates a professional soft wash from a garden-hose-and-soap job? We break it down on our soft-wash system page.
2. It starts with an upfront, flat quote
Your price is simple and fair: one flat rate based on your home’s square footage — and that’s the whole formula. How dirty the house is doesn’t change it, and the surface doesn’t change it (no upcharge for stucco, brick or stone), and below-grade walls are always included free. No upsells, no surprise fees. Because our pricing is that straightforward, we can put it right online: pull a real instant quote in about 90 seconds, or send your address and we’ll build one. And the estimate is exactly what you pay — we honor our estimates, every time.
3. We protect your landscaping first
Before any solution touches the house, we take care of what’s around it. We pre-wet and rinse your landscaping and keep plants and shrubs covered and watered throughout the wash. And on especially delicate plants we apply a neutralizer for extra protection — the kind of small step that matters, especially around higher-end homes.
4. The wash — this is where we shine
This is where we really shine. We don’t show up with the same residential soft-wash setup everyone else uses — we bring out commercial-grade soft-washing systems, the same ones we use on buildings as large as 600,000 square feet. That equipment is what lets us reach the highest peaks and the very top of your home, cover every wall from the top of your gutters to the ground, and adjust the chemical mix on the fly — dialing it up for the hardest-to-reach, most grown-in spots so you get a perfect clean every time.
It’s low pressure, so nothing is ever blasted, and the treatment kills the algae, mildew and mold at the root while lifting away the dirt, grime, cobwebs and dirt-dauber nests that build up on a home — for a fresh, like-new clean. Put simply, the equipment lets us give you a better wash than our competitors can, and a home that stays clean for years, not weeks.
5. The rinse — almost as important as the wash
Then we come back with the rinse — the step most companies rush, and one that’s almost as important as the wash itself. The chemicals do the cleaning; the rinse is what actually carries it all off your house. We rinse with a 15-gallon-a-minute, ~700 PSI soft-wash combination — the perfect balance of high water volume and gentle pressure — to strip every bit of chemical, dead growth and dirt off your siding.
It matters even more on stucco and dryvit, whose pores hold soap and re-dirty fast if the rinse is short. That’s what turns a good wash into a superior, spotless exterior wash — a fresh, like-new finish, top to bottom.
6. What’s included — and what’s not
A house wash is your whole exterior, from the roofline down. Here’s what that covers:
- The outside of your gutters, plus soffits and fascia
- All your siding — every wall, up to three or four stories
- Your front porch, entryway and the covered overhang above it
- Your exterior windows, washed as part of the building
- Your garage doors
- Clearing spider webs, wasp nests and dirt-dauber mud from the eaves and corners
It’s one flat price whatever your siding is. A few things are separate services most people bundle to save: the inside of your gutters and downspouts (gutter cleaning), detailed spot-free window cleaning, and your decks, patios, walkways, driveways and roof. One note: as we wash, dirt naturally drops onto the patio below — we rinse that fallout off and blow it into the grass, but that’s a courtesy, not a patio cleaning.
7. One price for every surface — no upgrades
Here’s a difference you’ll feel in the price: most companies charge an upgrade for stone, brick or stucco. We don’t. It’s one price for every surface — vinyl, wood, stucco, dryvit, brick or stone. Our commercial-grade equipment cleans them all quickly and well, so there’s no reason to nickel-and-dime you by surface type. Stucco and dryvit simply get a stronger mix and the extra-thorough rinse from step 5, since their pores hold onto soap.
8. Windows: clean as part of the wash, plus a spot-free option
Your windows get washed as part of the house wash — but that’s cleaning them as part of the building, not a detailed window cleaning. Here in Missouri, when washed windows dry they leave hard-water spots. For truly spot-free glass, we come back and run water through a deionized (DI) system, hand-scrub and rinse with DI water — a proper exterior window cleaning, and a popular add-on that makes the whole house pop.
9. A note on vinyl: oxidation and dirt daubers
Two things worth knowing on vinyl. First, oxidation: run your finger across the siding — if you get a chalky white film, that’s oxidation. A normal wash still makes it look much better, but bringing chalky vinyl back to new takes a separate oxidation restoration (chemicals plus hand-scrubbing the whole house, sometimes twice) — labor-heavy and priced on-site. Most homeowners are thrilled with the standard wash and skip it. Second, dirt daubers sometimes nest behind vinyl siding; after a wash the old nest material can rinse down and streak — not dirt we missed, just the nest clearing out. A quick hose rinse handles it, or we’ll touch it up.
10. How often your house really needs it
A properly cleaned house stays visually clean for about three to four years before mold or algae start to come back. Some homeowners wash more often — every year or two — simply because they like their home extra clean, or to knock off the dust, dirt and cobwebs that collect in between. But to the eye, a good soft wash holds for years. That’s the confidence behind our 2-year guarantee.
11. What to expect after we’re done
When we finish, the mold and algae are gone, and you’ll usually notice more than that: paint looks brighter, whites are whiter, and washing regularly reduces maintenance and helps paint last longer — garage doors included. We walk the house to make sure every side is right, and we don’t leave until you’re thrilled. Every wash carries our 2-year soft-wash guarantee, in writing: if growth comes back within that window, we come back and re-clean it — and there’s no money up front, so if you don’t love it, you don’t pay.
12. Bundle and save
House washing is one of the easiest ways to bundle. A lot of homeowners have us do the roof, gutters, house wash, patios and driveways in one visit and take an additional discount for combining them.
13. What it costs — and how long it takes
House washing is $0.20 per square foot, measured from satellite — so a 2,000-square-foot home runs around $400, a 1,500-square-foot home is $300 and a 5,000-square-foot home is $1,000. It is straight square footage, with no surcharge for a second story. It’s priced upfront and flat. And it’s fast: a typical 3,000-square-foot home is in and out in about an hour, and even a large 10,000-square-foot home — house wash plus window cleaning — is usually done in about three to four hours.

House Washing FAQs
How often should I wash my house?
A properly cleaned house stays visually clean for about three to four years before mold or algae come back. Some homeowners wash every year or two just to keep things extra clean — but to the eye, a good soft wash holds for years, which is why we back it with a 2-year guarantee.
Is soft washing safe for my siding?
Yes — it’s the safest method there is, and it’s what the industry recommends for homes. A high-pressure blast can crack stucco, dent aluminum and drive water behind your siding; a soft wash lifts the algae, mildew and dirt off without any of that risk.
Do you charge more for stucco, brick or stone?
No. It’s one flat price for every surface — our commercial equipment cleans them all, so there are no surface upgrades and no upsells.
Why does KC Splash do so many larger homes?
Because our commercial-grade equipment lets us get in and out in hours, not days. We can soft-wash a large 10,000-square-foot home — windows included — in about three to four hours, work that would take a homeowner or an underpowered crew days to finish. That reach and speed is why so many larger and higher-end homes come to us.
How much does house washing cost in Kansas City?
$0.20 per square foot, measured from satellite — $300 for a 1,500-square-foot home, roughly $400 for a 2,000-square-foot home, and $1,000 for a 5,000-square-foot home. It’s priced upfront and flat, and the estimate is exactly what you pay.
